Appraisal

We finally got the call yesterday that the appraiser was coming out.  He was an older gentleman and his wife came with him.  She kept reminding him to look at certain things.  I had to remind him twice to take a measurement of the front porch.  He was a little absent minded :)  I didn’t know what to expect, but assumed he would look carefully at the house to make sure it wasn’t falling down or in need of major repairs.  He took a few photos and that was about it.  I walked around with him though to make sure he was aware of all the “amenities.”  The issue right now is that it won’t appraise for the amount we have the contract for.  If it doesn’t we’ll have to go to plan “b”….and I don’t know what it is yet.

We felt good that one more step has been completed, however we won’t know anything concrete for several days.  We are starting to think a little more of our future, but of course aren’t making any firm plans just yet.  We still have a LOT to do.

We’ve hesitated on selling our Honda Crv until we were sure the house would sell, but now we’re thinking that it would be nice to be rid of it before we leave.  We had initially thought about using it for our toad, but have decided to keep the Nissan truck, because we need the room to haul kayaks.  I love my little Honda and am going to hate to sell it, but I hate worse having to follow behind Al and the motorhome from one destination to the other.

We’re expecting another hot and humid day today.  It was stifling yesterday afternoon.  We need to get started earlier in the morning, but I just hate giving up my blog reading, coffee drinking time!

  1. Sounds like an interesting appraisal. Hope it goes well. I sure wouldn't have wanted to part with my ORV (it's our toad). Poor Roger had to give up his pick-up truck, Miata convertible, tons and tons of tools. Downsizing was much easier for me and I don't miss anything. Hope everything keeps progressing well.

  3. We'll keep our fingers crossed for the results of the appraisal. Very strange - ours have always been really thorough. We originally gave up the pick up and got a malibu for our toad. Big mistake. So we got rid of the malibu and now have the avalanche as a toad. We are much happier with it. Gives us a place to carry all of Jim's fishing stuff.

  4. Yes, I do agree that carrying kayaks is of the utmost importance! I think the appraisal process varies by state, and depends on who ordered it. Sometimes it's all just about square footage. Hard to understand

  5. Sounds like he didn't find anything he didn't like so you should be o.k., that's good.

    Tough to sell the Honda, I agree, but it does beat following behind the MH.

  7. Wishing you the best with the appraisal! Sounds like the plan is coming together!
    We had a CR-V and loved it. We sold it to purchase our Jeep Wrangler for towing. The Jeep isn't as good on fuel economy though :-(.

  8. There's nothing you can do about it except wait an see how it comes out. I bet it will be OK. He doesn't have to come higher than the sale price, just to it.

  9. Maybe this will help:

    The appraisal process uses three numbers that are added together and then divided by 3 to get an average price for your particular home.

    1- price per square foot of finished living area and a set dollar for any detached structures like garages or sheds. (that is why the porch measurement was not important, it's not living space)

    2- price to reconstruct the same house minus depreciation by a formula for how many years old your home is

    3- comparable prices of homes in age, size and location that have sold recently in your area and comparable homes currently on the market.

    That is all an appraiser does, really, and brings in a total price by calculations after getting that data.

    It's totally different than an assessor for property tax purposes.

  11. I've worked with appraisers and typed up the reports - the one other variable is when they compare your's to the comps. If you have a view, and they don't, they add the value of the view, etc. So they add and subtract accordingly.
    Also, if you don't like his appraisal, you can, I believe, hire and pay for your own apppraisal, you can check on that. The appraisers often adjust the variables to make the sales price, unless it is way off. Your Realtor will probably work to make the deal close.
